Penetrating damp occurs when moisture seeps in from the external walls to the internal walls.

Penetrating damp is usually caused by a failure of construction at a high level of the property, often at roof level. However, it can occur at any level of the property depending on the cause.

Penetrating damp can be caused by blocked guttering or down-pipes. This can cause the water to overflow and saturate the external wall.

If the cavity between the external and internal walls has been “bridged” by rubbish left within the cavity or by mortar left on wall ties, water will be able to cross over to the internal wall where it will saturate the inner masonry and eventually the inner plaster.

Another cause of penetrating damp is when the brick is porous or the pointing has not been maintained. In some cases, hairline cracks in the rendering can also allow rain water to penetrate the wall.
